Window lock fitting and repair

The accessible windows are where insurers look and where opportunists go. Key-operated locks, restrictors and repaired mechanisms.

Window lock fitting and repair

Ground floor windows, windows over a flat roof, windows beside a drainpipe or a wheelie bin, insurers call these accessible, and most policies expect them to have key-operated locks. A surprising number of homes fail that test without the owner knowing.

We fit, replace and repair window locks across timber, UPVC and aluminium frames, including the handles and espagnolette mechanisms that fail quietly inside UPVC windows and leave the window merely closed rather than locked.

What we fit

  • Key-operated window locks for timber casements and sashes
  • Sash window stops and dual screws: the right answer for period sashes where a surface lock would look wrong
  • UPVC window handles, lockable and non-lockable, in matching finishes
  • Espagnolette and shootbolt mechanisms: the strip inside the frame that actually does the locking
  • Restrictors and child safety catches, including the restrictors required in flats above ground level
  • Window security film and laminated glazing advice where the glass is the weak point rather than the lock

Repairs, not just replacements

A UPVC window that will not lock is usually a failed handle or a worn cam on the strip, not a dead window. Replacing the mechanism costs a fraction of replacing the unit, and we would rather repair it.

Timber sashes that have been painted shut for years are a different job again: cords, stops, and often a bit of joinery. A carpentry background means that is normal work for us rather than a reason to send somebody else.

Landlords, HMOs and flats above ground floor

Restrictors on upper-floor windows are a standard expectation in HMOs and family housing, and a common pick-up at inspection. We fit restrictors that limit the opening but still release for cleaning and escape, and we do a whole property in one visit. See landlords.

Questions we get asked about window locks

Does my insurance require window locks?

Most home policies require key-operated locks on accessible windows: ground floor, basement, and anything reachable from a flat roof, extension or boundary wall. Check your policy wording. If it names a requirement, tell us and we will fit to it.

My UPVC window handle turns but the window does not lock. What is wrong?

Almost always the espagnolette strip inside the frame: a cam or a gearbox has worn or sheared, so the handle is no longer driving the bolts. It is a repair, not a new window.

Can you fit locks to sash windows without ruining them?

Yes. Dual screws and discreet sash stops lock a sash securely and are barely visible, which matters on period windows and in conservation areas.

Do you fit window restrictors for child safety?

We do, including restrictors for flats above ground floor that limit the opening while still allowing the window to be opened fully for cleaning or escape by an adult.
