Fire safety and lock changes for landlords and letting agents

Fire doors, extinguishers and blankets for the compliance file: and a lock change between tenancies, usually within a day of the call.

Fire safety and lock changes for landlords and letting agents

The compliance file, and the things that actually fail

Most landlord fire safety work falls into two piles. There is the paperwork pile: a fire door schedule, an extinguisher service record, evidence that blankets and restrictors are fitted, and there is the pile of things that quietly stop working between inspections: a closer that has given up, a door planed down by a tenant, a cylinder that has been replaced with whatever was cheapest.

We deal with both in one visit, and we give you the record afterwards in a form a licensing officer or a fire risk assessor can read.

HMO and licensing work

  • FD30 fire doors to bedrooms, kitchens and the flat entrance, hung to tolerance with the correct seals, hinges and closers. See fire doors.
  • Self-closers adjusted to shut from any angle, and hold-opens where residents will otherwise wedge the door.
  • Fire blankets fitted on the wall in shared kitchens, not left in a cupboard. See fire blankets.
  • Extinguishers specified, mounted, signed and brought onto a single annual service date across the portfolio.
  • Window restrictors on upper floors, releasing fully for cleaning and escape.
  • Thumbturn cylinders on flat entrance doors so nobody is locked in.
  • Signage: fire action notices and door signage where they are actually read.

Tenancy changes

A lock change between tenancies is the cheapest piece of risk management a landlord buys, and the one most often skipped because the outgoing tenant “seemed fine”. Keys get copied, lent and lost. We turn these around same-day across London where we can. See lock replacement.

For portfolios we keep a record of what is fitted at each address and can set up keyed-alike suites or a simple master system, so your maintenance contractor carries one key rather than a bucket of them.

One contractor across the portfolio

Because we do fire and locks, a property can be brought up to standard in one visit by one team: doors, hardware, extinguishers, blankets, restrictors and the lock change, on one invoice. For landlords with property outside London we will travel for planned programmes; see areas we cover.

FAQs

Questions we get asked

What fire safety equipment does an HMO legally need?

It depends on the size and storey count of the property and on your local authority's licensing conditions, which vary. In practice almost every licensed HMO needs fire doors with self-closers to risk rooms, detection, a blanket in shared kitchens, signage and clear escape routes. We will survey the property and tell you what is missing against the schedule you have been given.

Can you do a whole property in one visit?

Usually. Doors, closers, blankets, restrictors, extinguishers and the tenancy lock change is a normal day's work for us on a typical converted house, and it is one invoice and one record rather than four contractors.

Do you work to a council licensing schedule?

Yes. Send us the schedule or the inspection letter when you enquire and we will price against it line by line, so you can see exactly what each requirement costs.

How quickly can you change locks between tenancies?

Same-day across London and the Home Counties if you call in the morning. It is one of the jobs we try hardest to fit in, because an empty property with old keys in circulation is the worst combination there is.
