Fire door supply, installation and repair

A fire door is only a fire door if it was fitted like one. We hang them, seal them, and make sure they actually close.

Fire door supply, installation and repair

A fire door holds a fire back for thirty or sixty minutes and buys the people upstairs the time they need to get out. It does that because of the gap around the leaf, the intumescent strip in the rebate, the hinges, and the closer that pulls it shut behind someone who is not thinking about fire doors.

Get any of those wrong and the certification on the leaf means nothing. This is where a carpentry background earns its place: hanging a fire door to tolerance is joinery, not fitting. Doors, frames and joinery are the trade we came up through.

What we install

  • FD30: thirty-minute doors. Flat entrance doors, HMO bedroom doors, corridors and stairwell protection.
  • FD60: sixty-minute doors for higher-risk separation, plant rooms and commercial compartmentation.
  • Frames and linings: supplied and fitted, or the existing frame made good where it is sound.
  • Glazed and vision-panel doors: fire-rated glazing with the correct beads.
  • Double doors and leaf-and-a-half sets with the correct meeting stile and selector.

The details that decide whether it works

  • Gaps: around 3mm to the frame on the head and sides. Too tight and it binds; too loose and the seal cannot bridge it.
  • Intumescent and smoke seals: correctly sized, continuous, in the leaf or the frame, not painted over.
  • Hinges: three CE-marked fire-rated hinges as a minimum, correctly recessed, with the right screws all the way in.
  • Closers: set to shut the door fully from any angle, including the last few degrees, and strong enough to overcome the latch without being so strong that people wedge the door open.
  • Ironmongery: fire-rated locks, latches and handles. See fire door locks and hardware.
  • Signage: Fire Door Keep Shut, on both faces where required.

Remedial work on existing doors

Plenty of buildings do not need new doors; they need the doors they have put right. Missing seals, a closer that has given up, a leaf planed down by a previous tenant, hinges with one screw in three, a hole cut for a cat flap. We survey what is there and tell you which doors are repairable and which are beyond it.

That is usually a much cheaper answer than a full replacement programme, and we would rather give you the cheap answer and keep the relationship.

HMOs, flats and letting portfolios

Most of our fire door work is for landlords, letting agents and HMO operators, where the doors are both a safety matter and a licensing one. We work room by room, keep the property lettable while we do it, and give you a record of what was fitted and where. See fire safety for landlords.

Questions we get asked about fire doors

How do I know if my door is a real fire door?

There is usually a certification label or a colour-coded plug on the top or hinge edge of the leaf. If there is nothing there, the door is probably not rated, but the absence of a label alone is not proof either way, and plenty of genuine doors have been painted over or trimmed. We can look and tell you.

Can a fire door be cut down to fit?

Only within the manufacturer's stated limits, which are small: typically a few millimetres from the bottom, sometimes nothing at all from the sides. A door that has been taken down to fit a sloping frame has usually lost its rating. The right answer is to correct the frame.

Do fire doors have to self-close?

In the places that matter, yes: flat entrance doors, HMO bedroom doors, doors onto protected stairways and escape routes. We fit and adjust closers as part of the installation and re-check them at service visits.

Can you fit fire doors in an occupied building?

Yes, and most of ours are. We work a floor or a flat at a time, make each opening secure before we leave at night, and schedule entrance doors so tenants are never without a lockable front door.
