Every night you sell through Airbnb or Booking.com costs you 15–18% and the guest's email address. We build direct-booking websites for short-let and serviced-apartment operators: a page per property, a page per area, real nightly availability, and a calendar that stays in step with the channels so nothing ever double-books.
Before we design anything, this is what we look for. Most property rental and serviced apartment operators we speak to are losing money in the same three places.
A returning guest searches your name, finds you on a channel, and you pay 15% for a booking you had already earned.
A channel booking does not block your own site, and the first you hear about it is two guests at one door.
The platform keeps the email address, so you can never invite anybody back, and every month starts from zero.
Every one of these is something we have shipped and something that changes the numbers, not a feature list copied off a competitor.
Photographs, floorplan, sleeps, bed configuration, amenities, house rules, a map and transport times. Each one its own indexed page that can rank on its own. Oliver Brooks has nineteen.
'Short let apartments Brick Lane' and 'serviced apartments Shoreditch' are different searches by different guests. Each area gets its own page, with the properties in it.
Seasonal rates, minimum stays, changeover days and the cleaning fee shown before anybody pays, not a quote form, an actual bookable calendar.
Airbnb and Booking.com calendars kept in step both ways, so a channel booking blocks your direct calendar the moment it lands.
Take a holding deposit at booking and the balance automatically on a schedule you set, into your own Stripe account.
Key-safe codes, access instructions, wifi and local guides sent at the right moment, so you are not answering the same message at eleven at night.
Oliver Brooks lets nineteen self-contained apartments across Brick Lane, Shoreditch, Aldgate and Edgware Road. The old site was WordPress with a booking plug-in bolted on, and most of the nights were sold through channels taking a cut of every one. We rebuilt it as a direct-booking site: a written, photographed page for every apartment, a page for every area, and a real nightly calendar that stays in step with Airbnb and Booking.com. This is the whole guest journey, screen by screen, on the live site.
Scroll the strip: seven screens from the live site

A guest arrives with dates in mind, so the first thing on the page is check-in, check-out and guests. Underneath it, the numbers that answer the next question: nineteen flats, four areas, from £89, no fees.

One page listing the whole portfolio, grouped by neighbourhood with a count against each. Prices are per night and the cleaning fee is stated up front rather than appearing at checkout.

'Short let apartments on Brick Lane' is its own page with its own copy, its own eight apartments and its own from-price. This is the page that ranks for the search a guest actually types.

Sleeps, bedrooms, beds, bathrooms, the nightly rate, the cleaning fee and the minimum stay: then 'Check dates & book'. The line underneath is the pitch: booked direct, no platform commission.

Heating, cooling, hot tub, balcony, self check-in, linen. Then walking times to the stations a guest will actually use, and what is around the corner. This is the content that stops them going back to a channel to compare.

Photographs, the description, the nightly rate and the cleaning fee, all inside the site, not a redirect to somebody else's checkout. House rules and the self check-in arrangement are stated before anyone pays.

A live calendar showing which nights are actually free, honouring the two-night minimum and the changeover rules, and blocked automatically the moment a channel sells the same dates.
Rates, availability, blocked dates and bookings are all managed from the merchant app, so a change made standing in a flat is live on the site before the owner leaves it.
Airbnb and Booking.com iCal links are pasted in once per property. A channel booking blocks the direct calendar, and a direct booking blocks the channels, which is what stops double bookings when you are running nineteen units.
Whole apartments are listed individually rather than as a house plus its rooms. Selling both would let the same bed be booked twice, so room-only stays route to a conversation instead.
A deposit at booking and the balance before arrival, both into the owner's own account on their normal payout schedule. On a £179 night, the 15% a platform would have taken is £27 kept.
We build the pages that earn their place. Each one has a job, to rank for something specific, to answer a real question, or to take a booking, and nothing is padding.
Webukit is our own platform: the control room behind every site we build. Most agencies hand you a brochure and leave. We hand you a website that takes bookings, takes money, remembers your customers and keeps them coming back, and we do not charge you a monthly platform fee for it.
Per-night availability, seasonal pricing, minimum stays and changeover rules, one listing per unit.
Airbnb and Booking.com iCal kept in step both ways. No channel manager subscription.
Holding deposit at booking, balance taken automatically before arrival, damage deposits held.
Every direct guest in your own list, so a repeat stay costs you nothing.
Not mock-ups and not a stock-photo portfolio. These are working businesses you can visit right now, taking real bookings and real payments through the platform we build on.
Most agencies hand you a login and disappear. We load your services, connect your payments and stay on the other end of a message.
One form, ten minutes. Your services, your prices, your area and what you want the site to do.
A real designer builds your layout, your palette and your copy from your services, your room and your customers, not from a stock template.
Services, prices, staff, menus, products, Stripe, Google Business Profile. You do not have to type any of it in.
We publish it, submit it to Google, and keep it running. Changes are a message, not an invoice.
That is the real number for a short-let business website. Bigger sites: a 400-product shop, a 40-page SEO estate, a bespoke booking flow: cost more, and we tell you what before we start. There is never a monthly platform fee for Webukit while we look after your site.
From £150 for a single property with direct booking connected. A portfolio costs more because every property gets its own written, photographed, indexed page. Oliver Brooks is nineteen apartments across twenty-seven pages. We quote on the unit count once we have seen the list.
Yes, both ways. You paste the channels' iCal links in once and your direct calendar blocks when they book, and theirs blocks when you do. There is no separate channel-manager subscription to buy.
No. Direct bookings are paid into your own Stripe account and settle on your normal schedule. That is the entire point of having the site, on a £179 night, the 15% you were paying a platform is £27 back in your pocket, every night.
Yes. A deposit at the moment of booking and the balance taken automatically a set number of days before arrival. Damage deposits can be held and released separately.
Yes, and you should list them one unit at a time. Each apartment gets its own page, its own calendar and its own nightly rate, all managed from one place and from the phone app.
That is what the page-per-property and page-per-area structure is for. Nobody searches for your brand before they have heard of it. They search 'short let apartment Shoreditch' or 'serviced apartment near Liverpool Street', and those are the pages that answer.
If any of these is what brought you here, you are in the right place, and this is exactly the kind of page we build for our clients so their customers find them the same way.
Local search is won locally. We build a page for the place you actually trade in, because 'near me' results are decided by relevance to a specific area, not by how many towns you list in a footer.
The platform is the same; the thinking is not. Every trade below has its own page because every trade sells differently.
Tell us about the business and we will come back with a real number: usually the same working day. Sites start at £150.
Name, email and phone number are all required. We ring you back.
We have your enquiry and we will come back to you from a real email address, usually the same working day.
